Effective immediately, the Seattle-based listings giant is allowing 90 percent of its 5,400 employees to work from home indefinitely, at least part-time, the company disclosed in a blog post Wednesday. The move will be significant for the U.S. office market, as Zillow leases over 1 million square feet of space in New York, Atlanta, San Francisco, Irvine, Calif., Denver, Phoenix and Overland Park, Kan. According to the company’s annual report, its operating lease expenses were $29.1 million in 2019. In New York, Zillow subsidiary StreetEasy increased its office footprint in 2018, leasing 130,000 square feet at 1250 Broadway in NoMad. Our shift to a distributed workforce has enabled permanent location flexibility for many Zillow employees. Our job openings have been designated as remote, hybrid, office or field.

But the experts also see a shift coming that could upend this longstanding inventory drought and coinciding rapid runup in home value appreciation. More than two-thirds (69%) of panelists said they expect inventory will begin to grow in the second half of this year or the first half of 2022. An increase in existing homes being listed for sale is expected to be the biggest factor in the reversal, with 38% of panelists saying that is the most likely catalyst for inventory growth.

Although the panelists expect home value growth to be nearly double its historically “normal” annual pace of 3.6%, they expect a slowdown through the middle of the decade. On average, the panelists say they expect home growth to slow to 4.5% in 2022, 3.7% in 2023, 3.5% in 2024 and 3.6% in 2025.
